An outstanding example of adaptive reuse and improvements to the quality of life for Air Force personnel, this state-of-the-art Health and Wellness Center was created from an underutilized Airmen’s Club. The design met its goal of providing an environment to increase morale, raise productivity, and foster healthy lifestyles. The building’s original décor featured low lighting levels and dark color schemes appropriate for a club, but far from ideal for a health center. Incandescent light was replaced with contemporary fluorescent fixtures, white paint and primary accent colors were used to open and brighten the dark, drab interior, and the old kitchen and serving line were converted into accessible locker rooms.
This project was nominated for the 1998 United States Air Force Honor Design Awards Program and received the Honor Award for Interior Design in recognition of our achievement of design excellence.
This project is a two story sprinkler equipped facility consisting of a concrete foundation, split face and plaster exterior over a steel frame and sloping standing seam metal roof. Design elements include HVBBAC, parking, landscaping, site improvements and all necessary utilities to comply with DoD force protection requirements per unified facilities criteria. Project includes furnishing and installation of dental equipment and relocation and installation of existing dental equipment.

High along an oak covered bluff, overlooking NAS Pensacola, are magnificent heritage housing units for General Officers. These historic treasures were renovated with a careful concern for the integrity of their original design. New finishes, hardware, cabinets, plumbing and electrical, as well as general repairs, were the basis of work.
Located next to the Naval Aviation Museum at NAS Pensacola, the National Flight Academy is a 105,000 SF facility offering a 6-day pilot training program for 7th to 12th graders. The showcase is the simulator room which houses 36 F-18 flight simulators. Other training areas include aerodynamics, charting, night vision, spin chair, and “ready rooms” where students are given a pre-flight briefing and post-flight analysis. The building also accommodates administrative areas, a dining facility, gymnasium, lecture hall, and dormitories for 264 students and 22 flight leaders.
The Naval Aviation Museum Exhibit Hall is part of the “campus plan” that Caldwell Associates authored to guide the expansion of the museum and integrate it with the National Flight Academy. This 80,000 SF clear span exhibit space is designed to house nearly three dozen aircraft in the Museum’s collection---many of which will be suspended from the building’s superstructure.
The Corry Housing project included the renovation of 100 duplex housing buildings (200 housing units) which consisted of addition of bathrooms, covered and open porches, enclosure of carports to provide garages; the replacement of asphalt shingle roofing, replacement of interior and exterior doors, storm doors and cabinetwork; painting; replacement of carpet and sheet vinyl flooring; new wall and ceiling insulation; asbestos and lead abatement; replacement of HVAC system and interior gas, water and waste piping; improvements to electrical power and lighting; and limited site work consisting of grading at selected units, minor landscaping, and modification of chain link fences and incidental related work.
This design-build project with Greenhut Construction provides design, repair and modernization of administration building 1500 to a safe and usable condition to house NASP command section and support staff. This project includes replacing the entire HVAC system, replacing existing windows with ATFP compliant double-paned insulating glass units, repair plumbing systems by replacing fixtures, water supply pipes, replacing the electrical distribution system, replacing interior doors, frames and partitions, refinishing wood doors on the south side of the building and replacing with steel double doors on the north side, refinishing existing floors, installation of suspended ceilings, replacement of the fire alarm and fire suppression systems. Installation of an elevator and handicap ramp to meet the ADA requirements and the replacement of sidewalks and repairing of parking lots, additionally, it will require the refinishing of all interior and exterior surfaces and the re-configuration of partitions on the first and second decks to accommodate the needs of the command function. This project also includes asbestos, lead paint and mold abatement as well as correct ATFP deficiencies.

Designed to support the expanded Amtrak service along the Gulf Coast, the building is reminiscent of old train stations and serves as a new change base. The project was a joint venture with Amtrak, the City of Pensacola and the State of Florida. The building was recognized by Amtrak for its outstanding design and served as a prototype for similar stations.
This multi-million dollar renovation to the historic Saenger Theatre improves public access; enhances and enlarges seating, restrooms and the orchestra pit; expands the scenery storage and staging areas as well as the production office and mechanical/electrical rooms. It adds state-of-the-art sound and lighting. The project also includes new construction of a multi-purpose rehearsal room, recording studio, various dressing rooms, lecture room and pre-function lobby. The original structure, built in 1925, was never designed to be a multi-purpose performing arts venue; this renovation brings it up to date and saves a precious piece of history from deteriorating further.
A new 22,500 SF building which includes a gymnasium, meeting rooms, billiards and game room, a weight room with exercise equipment, locker rooms and kitchen. The center is part of a 52-acre complex owned by the City of Pensacola that also includes an outdoor swimming pool, 24-court tennis facility, and football, baseball, softball and soccer fields.
Located in Wayside Park, the center underwent a renovation and expansion project, which added more than 5,000 SF to the existing space. The upgraded state-of-the-art center now boasts a spacious lobby, a children’s play area, a promotional area for partners to display their products, backlit displays, an Internet-based kiosk, and expanded parking.
Caldwell Associates, Hatch Mott MacDonald and Spencer Maxwell Bullock associated for the design and implementation of a 4-phase master plan for Escambia County in downtown Pensacola. Phase I consists of a 496-space parking structure, estimated at $7,288,000. Phase II consists of the construction of a 2-story, 24,800 SF office building and a 5-story, 90,000 SF office building, along with secondary remodeling of portions of the Matt Langley Bell building. Estimated cost for Phase II is $17,839,000. Phase III consists of floor plan renovations to the existing courthouse to accommodate offices for all the Board of County Commissioners, County Administrator, Clerk of Courts and the County Attorney. This work is estimated at $2,583,000. Phase IV consists of removing the existing Annex building and constructing the Courthouse plaza, thereby completing the master plan. Estimated cost for this phase is $977,000.
The Interstate 10 Welcome Center, built for the State of Florida’s Department of Transportation, is the primary gateway entrance for visitors to Florida traveling from the southwestern and western portions of the country. It features a large lobby, large multi-function restrooms, vending areas, office and support facilities, picnic pavilions, a dedicated display of a Blue Angel jet aircraft, and extensive parking and traffic circulation facilities.
